The City of Menlo Park approved the development of two new sites that include restaurants, a health club, a hotel, retail, parking structures, and office building facilities. TEECOM provided design services on three new office buildings and parking garages at the new Gateway Campus. The new Independence Office Building is a 200,000 sf high-rise office space with an adjacent 1,000-space parking structure. The two Constitution Office Buildings total over 400,000 sf with two adjacent parking structures with 739 stalls each.
TEECOM provided design and engineering for security and telecommunications systems. Telecom systems included pathways, grounding, and structured cabling. The electronic security systems included Access Control and Alarm Monitoring Systems (ACAMS), Video Surveillance Systems (VSS), Security Communication Systems (SCS) including entry telephone, IP intercoms, and IP blue light telephones “Blue Phone”, as well as building security interfaces.
Benefit to the Client or Lessons Learned
TEECOM produced a standard basis of design for each project’s IT infrastructure and electronic security systems. Utilizing TEECOM’s extensive expertise we designed a leading edge and flexible design. Providing a flexible design proved a successful approach as the developer switched security system manufacturers twice during negotiations with various prospective tenants. Our design also allowed the developer the ability to sell the buildings/garages individually in the future with minimal changes to the new Owner, thereby enhancing the value of their investment. The developer was able to lease the building to the third party perspective with minimal modifications to our infrastructure and security design documents package. TEECOM was selected as the design team for Phase II – Constitution based on the great work completed on Phase I of the project.
